This site belongs to Joshua ("Josh") Poulin, a licensed mortgage loan originator (NMLS #2814275) with NEXA Mortgage, LLC (NMLS #1660690), working from an office at 137 State Hwy 121 #115, Coppell, TX 75019. This policy explains what information this website collects, how it's used, and the choices you have. The short version: this site collects standard analytics data so I can see how the site is used, plus whatever you choose to send me when you book a call or contact me. Nothing is sold to anyone, ever.
Information collected automatically
- Google Analytics. This site uses Google Analytics 4, which sets cookies and collects usage data (pages viewed, buttons clicked, approximate location, device and browser type) so I can understand how visitors use the site. To learn how Google handles this data, see "How Google uses information from sites or apps that use our services." You can opt out with the Google Analytics opt-out browser add-on.
- Microsoft Clarity. This site uses Microsoft Clarity to understand how visitors interact with pages (heatmaps and session replays of clicks, scrolls, and taps). Text you might see in a replay is masked by default, and this site has no forms that collect personal information. See the Microsoft Privacy Statement.
- Cloudflare Web Analytics. A privacy-first, cookieless measurement tool that reports aggregate page performance.
- QR code scans. If you arrived by scanning one of my QR codes (like the one on my challenge coin), the redirect logs the code scanned, the date, city-level location, and device type. No names, no precise location, no personal identifiers.
Information you choose to provide
- Setting up a call, calling, or texting me. If you call or text 214-817-7001, I'll have your number and whatever you send. I use it to respond to you.
Loan applications happen elsewhere
This website does not take loan applications and does not collect financial information. If you start a pre-approval, that happens on my company's secure application systems, which are governed by NEXA Mortgage's own privacy notices — including the federal financial-privacy notices (GLBA) you'll receive as part of any application. What I don't do
- No selling or renting of personal information, to anyone, for any reason.
- No third-party advertising networks or ad-targeting pixels on this site.
- No marketing emails or texts unless you've agreed to them.
Sharing
The analytics providers named above process data on this site's behalf. Beyond that, information is shared only if the law requires it or if it's needed inside NEXA Mortgage to serve you as a client.
Your choices
You can block or clear cookies in your browser, use the Google Analytics opt-out linked above, or just call or text instead of using the site. Depending on where you live, you may have legal rights to access or delete personal information — reach out and I'll handle it directly.
Children
This site is about mortgage lending and isn't directed to anyone under 18. I don't knowingly collect information from children.
