Your COE tells us how much entitlement is already tied up. Four steps turn that number into your zero-down maximum.

  1. Start with $208,187.50. That is 25% of the $832,750 Texas limit.
  2. Subtract the entitlement already charged on your COE.
  3. Multiply your remaining entitlement by four.
  4. That result is your maximum zero-down loan amount.

Every $1 of available entitlement gives you $4 of zero-down buying power. $25,000 tied up in another VA loan costs you $100,000 of it.

What happens if you go higher

You can still buy above your zero-down maximum. You cover 25 cents of every dollar over it, and there is still no monthly mortgage insurance.

Full entitlement means no limit at all

With full entitlement, VA sets no maximum loan amount. The $832,750 Texas county limit does not apply to you. That has been true since the Blue Water Navy Vietnam Veterans Act took effect in 2020.

You have full entitlement if you have never used a VA loan.

You also get it back after you pay off a prior VA loan and sell that home. A one-time restoration is available if you paid the loan in full but kept the house.

Do VA loan limits change by county in Texas?

No. All 254 Texas counties use the same $832,750 VA loan limit in 2026. None is a high-cost county.

Where do I find my used entitlement on my VA COE?

Look for "total entitlement charged to previous VA loans." That is the number you enter into this calculator. Your lender can pull your COE through VA's Web LGY system. You can also request it on VA.gov.

Can I have two VA loans at the same time?

Yes, and it is common. Entitlement tied up in the first reduces what remains for the second. A down payment covers any gap.

Do I pay mortgage insurance if I make a VA down payment?

No. VA loans never carry monthly mortgage insurance. That stays true when partial entitlement requires a down payment. The VA funding fee is separate and may still apply unless you are exempt.

How do I get my VA entitlement restored?

You can regain full entitlement after paying off a prior VA loan and selling that home. You can also apply for one-time restoration after paying the loan in full. With full entitlement, VA sets no maximum loan amount.
